The cleaning process we use depends on the condition of the terracotta floor. Some Terracotta floors still have their wax coats intact, requiring deep cleaning and a new wax seal coat.

This usually involves deep cleaning the tiles and grout lines, allowing the floor to dry for a week, and then returning and applying new wax coats.
If the seals have worn away, the floor will require a full strip to remove the existing wax coats and apply new wax coats; this is a more involved process than the above, notably stripping the floor and applying an impregnator and new wax coats.
Refurbishing terracotta involves several key steps:

Cleaning: Begin with a thorough deep cleaning to remove all dirt, stains, and old sealants.

Stripping: Remove old wax coats with solvent-based wax removers.

Impregnating: Apply an impregnating sealer to protect the tiles so they are ready for wax seal coats.
